The residential sprinkler installation is a third way through completion. The ground floor level pumphouses are just starting installation works with Tower B C wet riser tank installed last month and the pumphouse paperwork to follow later this month. The Commercial Tank, as is the commercial pumphouse, is earmarked for an October install. Tower A Wet Riser Tank installation will be at the end of October.
Fire protection wise, all residential areas and movement areas are protected with a residential sprinkler system, and all three towers are served by two Wet Riser systems and a dry riser system to the lower podium areas. An Ordinary Hazard system covers parking, retail and office space within the commercial areas.
Victoria Riverside is the first part of a large regeneration project in the city centre of Manchester called Victoria North. It will eventually provide 15,000 new homes, schools and transport infrastructure over 155 hectares. The estimated cost for the regeneration is £1 billion, of which £50 million is government-funded.
The Victoria Riverside project provides three high-spec residential towers with commercial aspects within the ground-level podium areas. Tower A, as it's called, during the build will top out at 36 floors and feature retail units, tenant parking, bars and office space. The three towers have 634 luxury apartments and townhouses.
The site sits alongside the city centre leg of the Rochdale Canal, which the local authority has started to revamp and clean up after 100+ years of neglect.
